In an authentic corner of Maremma, just a few kilometers from the sea, La Mulattiera welcomes guests in an ancient stone farmhouse from the early 1900s, carefully restored to preserve its original architecture. Once a rectory and later converted into a manor house, the property still retains its original materials: clay tiles, oak beams, stone supports, and hand-crafted granite details, which were once reserved for sacred buildings.

Some of the rooms have been created from the old stables, with period feeding troughs now serving as charming headboards for the beds, resulting in environments that exude simple, genuine charm. The scent of the earth, must, and fresh oil still lingers on humid days, evoking the agricultural past of this place, which has now become a cozy retreat for those seeking peace and nature.

Nestled in the woods of the Bandite di Scarlino, the estate opens up to a natural landscape rich in biodiversity: it’s not uncommon to encounter deer, roe deer, wild boars, porcupines, and turtles along the paths and clearings. From the garden and the windows, guests can enjoy breathtaking views of the Tuscan archipelago, with sights of Elba, Capraia, Cerboli, and on clearer days, even Corsica. The sunsets provide stunning displays of color.

The accommodations are spread across the ground and first floors, each equipped with a kitchenette, private bathroom with shower, free Wi-Fi, TV, and in some options, air conditioning. The large garden, shaded by ancient pines, features a barbecue, loungers, and children's play equipment. From here, guests can directly access the forest, creating a harmonious blend between home and nature, without barriers or fences.

The location of the property is also ideal for exploring Etrusco-Roman archaeological sites near Lake Accesa, relaxing at the Calidario or Sassetta thermal baths, or participating in day trips to Elba Island, Giglio, Uccellina Park, and Monte Argentario. Historic towns like Massa Marittima, Vetulonia, Populonia, and iconic locations such as Siena, San Gimignano, Pienza, and Saturnia are easily reachable and well worth a visit.

For sports enthusiasts, there’s a wide range of activities available: horseback riding, trekking, mountain biking, golf, sailing, kite surfing, scuba diving, and in the cooler months, organized excursions on enduro motorcycles and bikes through Maremma.

La Mulattiera is managed by Massimiliano, Lucia, and little Gregorio, a family deeply connected to this region. They are joined by their greyhound Cleopatra and cats Alice and Maya. Since 2009, they have transformed this residence into a life project, welcoming guests with passion, simplicity, and a profound knowledge of the area.

Massimiliano and Lucia live with their son Gregorio and their greyhound Cleopatra in a home they have lovingly chosen and transformed into the welcoming establishment known as La Mulattiera. From the very beginning, they have committed time and effort to a careful restoration, successfully breathing new life into an ancient Tuscan farmhouse while preserving its original character. Deeply connected to this corner of Maremma, which they know intimately in every path and hidden corner, they gladly share recommendations and advice on less crowded beaches, local eateries, and cultural and natural itineraries often overlooked by guidebooks. During the cooler months, they offer their passion for cycling and enduro by organizing excursions and providing support for those wishing to explore the area on two wheels. For them, hospitality is a genuine calling, approached with simplicity, readiness, and a sincere desire to make every guest feel at home.

The Mulattiera is situated in the heart of the Tuscan Maremma, surrounded by the tranquility of the Bandite di Scarlino woods, a protected area filled with scenic trails, Mediterranean scrub, and glimpses of the sea. Its prime location allows for quick access to some of the most beautiful beaches in Tuscany, including Cala Violina, Cala Martina, Punta Ala, Follonica, and the Sterpaia Coastal Park, as well as more secluded and less crowded coves that the hosts will be happy to recommend.

Nearby, you'll find the modern marina of Scarlino, perfect for an evening stroll among bars, shops, and restaurants with sea views. The small town of Bagno di Gavorrano, just 3 km away, provides all essential services, while the proximity to ancient villages like Massa Marittima, Caldana, Vetulonia, and Populonia allows for a combination of beach holidays with cultural, archaeological, and gastronomic itineraries.

Natural thermal springs in Sassetta and Calidario are also a short distance away, ideal for a refreshing break. For hiking enthusiasts, the area offers trails suited for all levels, which can be explored on foot, by bike, or on horseback. From October to May, the mild climate makes it perfect for enduro or mountain biking activities along routes that wind through forests, hills, and breathtaking views of the Tyrrhenian Sea.
