Nestled in the tranquility of the San Sebastiano hill, between Foligno and Spello, CasaRegina is a residence surrounded by ancient olive trees and oaks, overlooking one of the most picturesque landscapes of Umbria. Its central location within the so-called olive-growing area connecting Assisi to Spoleto allows easy access to some of the region's most beautiful villages, including Montefalco, Bevagna, Rasiglia, and even Assisi and Perugia. Despite being immersed in nature, the house is just a short distance from the main road, providing both serenity and convenience.

Carefully renovated with attention to materials and respect for local traditions, the property blends the simplicity of rural architecture with the elegance of natural wood furnishings, handcrafted terracotta floors, and lime-washed walls. The three bedrooms, all equipped with private bathrooms, are designed to ensure privacy and comfort, featuring a simple yet inviting style. Outside, the porch and garden with hammocks among the olive trees invite relaxation, while inside, a rich collection of books accompanies moments of peace.

Every morning, guests can enjoy a freshly prepared breakfast, sweet or savory, often enhanced by produce from the garden and orchard. Sitting on the terrace, savoring a slice of homemade tart drizzled with locally produced extra virgin olive oil, while gazing out at the distant views of Montefalco and Spoleto, offers an authentic and memorable start to the day.

CasaRegina is run by Donatella and Leonello, who have embarked on this venture with enthusiasm and a welcoming spirit. Although new to the hospitality industry, they are passionately dedicated to making each stay a delightful experience, offering guests not just hospitality but also the genuine warmth of a family home.
Rooms and Rates
Breakfast at CasaRegina is a special occasion designed to start the day with flavor and peace. It is served every morning in the indoor dining area or, weather permitting, on the terrace overlooking the Umbrian valley. Guests can choose from a variety of sweet and savory options, freshly prepared with seasonal ingredients, and when available, sourced directly from the home’s garden and orchard. Homemade cakes, tarts with artisanal jams, freshly baked bread, local cheeses, eggs, and extra virgin olive oil from the estate’s olive trees enhance the morning experience in a relaxed and friendly atmosphere, where every detail is thoughtfully attended to with simplicity and care.

Hey, I'm Donatella

Donatella and Leonello are the heart of CasaRegina. With great enthusiasm, they have brought this family project to life, driven by a desire to share the beauty of the area and their love for their homeland with travelers from all over. Although this is their first venture into hospitality, they welcome guests with kindness, attentiveness, and a natural ability to listen, always ready to provide advice, stories, and small gestures that make a difference. Their unobtrusive yet constant presence helps to create a serene, authentic, and deeply human atmosphere.

Area Collina

The area where CasaRegina is located is one of the most authentic and picturesque corners of central Umbria. The hill of San Sebastiano, just a few minutes from Foligno and Spello, overlooks a wide and tranquil valley, framed by ancient olive trees, oaks, and rows of vines. This harmonious landscape is part of the "olive-growing region" that stretches from Assisi to Spoleto, celebrated for its beauty and the cultural and agricultural significance it embodies.

The countryside here retains the slow pace of traditional farming, with farmhouses either isolated or clustered in small communities. The scents of the earth, the silence occasionally broken by the songs of birds or the rustling of the wind among the trees, contribute to a relaxed and rejuvenating atmosphere, perfect for those wishing to escape mass tourism while still having the opportunity to explore the historical and artistic treasures of Umbria.

In just a few minutes by car, one can reach remarkable villages such as Spello, known for its flower-adorned streets and ancient Roman walls, Foligno with its vibrant center and the famous Giostra della Quintana, as well as Bevagna and Montefalco, renowned for Sagrantino wine and exquisite medieval architecture. A bit further away, yet still easily accessible, are Assisi, Perugia, and Spoleto, ideal for a day trip filled with art, spirituality, and delicious cuisine.

In addition to the more well-known towns, the region is rich in natural trails and paths among the olive groves, perfect for walking or biking. Traditional events and cultural festivities mark the year with colors, music, and local flavors, ensuring that every stay is unique and engaging.
