Domus Antiqua B&B is situated on the slopes of Mount Subasio, along the Olive Road that connects Assisi and Spello. This property, surrounded by 5,000 square meters of terraced parkland, has a rich historical background: it has transitioned from an Etruscan-Roman temple to a medieval convent, and finally to a farmhouse that was restored in the 1970s, still retaining remnants of its past with ancient stone basins scattered throughout the garden.

The three rooms, each independent and overlooking the upper garden, provide modern comforts such as air conditioning, Wi-Fi, a TV, a minibar, and a private bathroom equipped with a shower and hairdryer. From spring to autumn, guests can unwind in the outdoor area featuring a hot tub and sun loungers, enjoying the tranquility of the Umbrian hills.

Each morning begins with an Italian breakfast served buffet-style, featuring homemade pastries and cakes, savory options, and freshly prepared coffee and cappuccinos. Upon request, visitors can engage in authentic experiences such as horseback riding, Vespa or bike tours, wine and olive oil tastings, cooking classes with a Michelin-starred chef, walks through charming villages, and even paragliding over Assisi.

The warm atmosphere at Domus is the result of a long-standing family tradition. Cassandra, the third generation of hoteliers following her grandfather Amleto and her father Curzio, has chosen to bring her family's passion for hospitality back to Umbria, blending expertise with a love for detail. She welcomes guests with kindness and warmth, offering personalized recommendations to help them discover the best of the region.

The location between Spello and Assisi is perfect for those looking to explore the villages and trails of the St. Francis Way. Assisi captivates with its Giotto-frescoed Basilica, the Rocca Maggiore, and timeless views; Spello enchants with its Roman walls, flower-filled streets, and the famous Infiorate festival in June. From here, destinations such as Spoleto, Bevagna, Montefalco, and Perugia—places that hold the most authentic spirit of Umbria—are easily accessible.

Amidst nature, spirituality, and gastronomy, Domus Antiqua serves as a refuge where history meets the art of hospitality, transforming every stay into an experience of beauty, serenity, and memory.
Rooms and Rates
Every morning at Domus Antiqua, the day begins with a breakfast that is carefully and passionately prepared. There’s also a savory corner with cheeses, cured meats, and freshly baked bread, perfect for those who prefer to start their day with bolder flavors.

Coffee, cappuccinos, tea, and freshly squeezed juices are served on the spot, in a relaxed atmosphere that encourages visitors to enjoy the morning's tranquility. During the pleasant season, breakfast can be enjoyed outdoors, surrounded by the greenery of the garden and the scent of olive trees, with a view of the gently awakening Umbrian hills.

Hey, I'm Cassandra

Cassandra is the heart and soul of Domus Antiqua. As the third generation of a family dedicated to hospitality, she passionately carries on the legacy of her grandfather Amleto, one of the pioneers of hospitality in the Lower Reggio area, and her father Curzio, who continued this journey with creativity and commitment. With her, the ancient family tradition is revitalized in Umbria, the homeland of her mother Rossana, chosen to breathe new life into a dream built on a love for people and authentic places. Cassandra welcomes guests with grace and warmth, providing valuable advice for experiencing genuine moments and discovering the most enchanting corners of the region. Attentive, discreet, and ever-present, she transforms every stay into a genuine encounter, where comfort and warmth blend seamlessly into an atmosphere of harmony and well-being.

Area Collina

Domus Antiqua is situated in a beautiful location on the slopes of Mount Subasio, along the Olive Tree Road that connects two of the most charming and picturesque villages in Umbria: Spello and Assisi. This scenic stretch of the St. Francis Trail winds through gentle hills adorned with ancient olive groves, oak forests, and golden fields that change colors with the seasons, creating a landscape filled with harmony and spirituality.

Assisi, easily accessible, is a city with timeless charm, a symbol of peace and spirituality in the world. The Basilica of St. Francis, featuring the famous frescoes by Giotto and Cimabue, the Temple of Minerva, and the Rocca Maggiore bear witness to a millennia-long history, while the cobbled streets, convents, and artisan shops evoke the authentic atmosphere of this unique place.

Just a few kilometers away, Spello captivates with its understated beauty. Surrounded by Roman walls and medieval towers, the village is a network of flower-filled alleys, stone arches, and breathtaking views. During the Infiorate in June, the streets transform into carpets of colorful petals, creating a spectacle that celebrates devotion and folk art.

In the surrounding area, villages like Bevagna, Montefalco, and Spoleto enhance the journey with their traditions and the authentic flavors of Umbrian cuisine. Wineries and oil mills open to the public offer culinary experiences tied to the region: tastings of wines such as Sagrantino and Grechetto, samples of extra virgin olive oil, and local specialties.

The region is also perfect for outdoor enthusiasts. The trails of the Monte Subasio Park invite hiking, biking, or horseback riding, offering spectacular views and a complete immersion in nature. Among ancient villages, unspoiled landscapes, and genuine flavors, the territory around Domus Antiqua reveals the most authentic essence of Umbria: a place where time slows down, and every experience becomes a cherished memory.
