Cancellation conditions (except for non-refundable rates)

The penalty varies depending on the time of cancellation
- from time of booking to 31 days before the check-in date, no penalty is charged;
- from 30 to 15 days before the check-in date, you will be charged a penalty of 30% of the total cost of the booking;
- from 14 to 7 days before the check-in date, you will be charged a penalty of 50% of the total cost of the booking;
- from 6 to 1 days before the check-in date, you will be charged a penalty of 100% of the total cost of the booking;
- A penalty of 100% of the entire cost of the stay is applied for failure to show or cancellation on day of arrival;

For non-refundable discounted rates, when the facility requires it, the guest must pay in advance as indicated to complete the booking. Payment is not refunded in the event of a cancellation.

Go as soon as possible. Helpful and friendly owner. The place functions with completely unobtrusive efficiency. Beautiful accommodation and grounds with swimming pool in a lovely area of Italy. Very restful and relaxing. Near the coast and various historical sites. Recommend climb to the very top of the old town of Scarlino. Lots of good restaurants. La Terrazza in Castiglione Della Pescaia excellent food and wine.

Unfortunately, a few days spent in the structure but I recommend it to those who want peace and tranquility. For those who would like a relaxing holiday! It is a short distance from the sea and charming villages to visit, absolutely! Breakfast always fresh, of quality, with a very friendly and helpful staff. The owners of the B&B were kind from the arrival, already giving some "tips" on places to visit. I would gladly return. The only flaw... before arriving at the B&B, unfortunately, being an unpaved road full of potholes, it makes the car quite dirty.

Property immersed in greenery, in a very quiet area and excellent for relaxation. Everything is very organized, few rooms furnished with style and a pool with garden. Michele, the owner, is a very kind, helpful, and polite person (not at all obvious). Congratulations.

Posto molto bello con un giardino ampio e curato, silenziosissimo, in mezzo alla natura. Stupendi tramonti. Le spiagge sono a 20 minuti di macchina. Consigliato.

Incantevole. Non c'è un solo aspetto negativo in questo B&B, magnifica la posizione, bellissima la struttura, la camera pulitissima con un letto comodissimo, il giardino e la piscina immersi nel silenzio e nella quiete, la buonissima colazione servita nel giardino con vista sul verde e sul mare (in lontananza), i proprietari e il personale discreti e gentilissimi. Magnifico.

Non posso che dare un feedback ultra-positivo di questo soggiorno; il B&B, ospitato da un bellissimo casale immerso nel verde, è molto ben gestito da Michele, che ci ha saputo dare con grande cordialità ed estrema gentilezza ottimi consigli su vicine spiagge (tutte belle e nel range di 15/20 minuti di distanza), località e ristoranti. La camera, pulitissima come l'intera struttura, è arredata con gradevole gusto shabby/marinière; il bellissimo giardino offre spazi riservati per godere, nel silenzio della campagna, della vista della baia di Follonica e dell'isola d'Elba. Castiglione della Pescaia dista max mezz'ora di macchina, Punta Ala ancor meno. Non da ultimo, la colazione, ricca di torte e biscotti fatti in casa, è servita su graziosi tavoli in un'area di pace del giardino. Spero di tornarci.
