Le Rocche of Ferentillo

Situated at the peak of the historical village, this apartment building borders the walls of the medieval stronghold. Sheltered by the mountains on the north side, the building baths in sunlight all day and has its own microclimate; mild winters and comfortable summer days with a cool breeze.

Sitting about 70meters (~230 ft) above the Nera directly at the edge, the terraces of the apartments offer a breathtaking view. To the east lies the “Monte della Dormiente”, to the south stretches the Nera-Valley for miles all the way to Castel di Lago and Montefranco, lastly, to the west, at sunset, the picturesque mountain village of San Mamiliano.

The building –thanks to GPS- is easy to find, but hard to leave without a heavy heart. Always with the promise of a return visit.

All the apartments are renovated and expanded historical dwellings that sit directly below the one of the two strongholds of Ferentillo. They have been furnished and equipped stylishly and with love with everything for a comfortable and leisurely stay.

Each apartment is outfitted with a spacious, multi-level terrace just below the fortress walls. A brick barbecue grill, stove, sink, tables and seating areas offer the possibility for cozy barbecues, alone or in groups, in a peaceful atmosphere and with wonderful views.

La Perla SPA
La Perla Wellness is the small spa of "Le Rocche". A swimming pool, infrared sauna and jacuzzi open the possibility of pleasant relaxation, surrounded by the magic atmosphere of "the Valnerina".

After the sauna or jacuzzi visit the panoramic terrace invites you to sit in cozy armchairs and complete the day with a glass of wine or a refreshing drink.

Cancellation conditions (except for non-refundable rates)

The penalty varies depending on the time of cancellation
- from time of booking to 31 days before the check-in date, no penalty is charged;
- from 30 to 21 days before the check-in date, you will be charged a penalty of 33% of the total cost of the booking;
- from 20 to 10 days before the check-in date, you will be charged a penalty of 66% of the total cost of the booking;
- from 9 to 1 days before the check-in date, you will be charged a penalty of 90% of the total cost of the booking;
- A penalty of 100% of the entire cost of the stay is applied for failure to show or cancellation on day of arrival;

For non-refundable discounted rates, when the facility requires it, the guest must pay in advance as indicated to complete the booking. Payment is not refunded in the event of a cancellation.

Pets

Conditions for pets staying in this facility:
- Dogs of small size (short-haired) for short periods and only at certain times of year by prior agreement with the host
- Well-behaved, not aggressive or noisy, kept on a leash, with pet passport, pets may not sleep on beds, pets may not be left alone at the facility, pets should be with owners at all times
- Garden
- A daily cost of 10 € is due per pet with a one-time additional cost of 10 € for final cleaning
- Pet damage deposit: 300.00 €

Other notes

The lease follows the regulations for short leases for tourist use, i.e. it is a transfer of property for short periods, which is governed by the Civil Code.
Linen and utilities are not included in the price.
As in any cession of property, they are calculated separately, a security deposit of €250 is required at the entrance, which is returned on departure after inspection of the house.

We were fortunate to stay in this wonderful place for 5 days from 22nd to 26th August and it undoubtedly stayed in our hearts! The love, dedication, empathy, and attention shown by Paolo, an impeccable host, is visible in every corner of this place. From the apartments, spacious and cared for in every detail, to the numerous common areas immersed in greenery and equipped with every possible comfort: from the shared terrace with long tables, barbecue, and armchairs, to the pool... a little gem! Not to be underestimated is the breathtaking view that can be admired from every corner of this enchanted place. The location is also strategic for visiting countless beautiful villages in the surrounding area, the Marmore waterfalls are 10 minutes away, Lake Piediluco 20. A hug to Paolo, Catia, and Nala and see you soon!

We spent three days at 'Le Rocche', a very quiet and relaxing place suitable for those who want to get away from the city chaos and spend a few days in peace. The place is well-kept and very clean. The rooms are clean and tidy, the owners are approachable, helpful, and welcoming; you can feel the love for this place. The pool is very nice, with showers and bathrooms in an elevated position with a very beautiful view. The only negative point is that they do not provide linen included in the price, which is always included in other places. This service is excluded from the price and for those who want to use it, the price is a bit too high.

Nella vita è proprio vero che è tutto molto relativo, un nostro set di biancheria , composto di coprimaterasso, lenzuola ( sotto e sopra) federe e copri federe, asciugamani grandi da doccia, medio da viso e piccolo da bidè, ap costo di 10€ lavati asciugati e stirati, neanche in lavanderia industriale si riescono ad avere, noi facciamo da soli e così riusciamo a dare un servizio a basso costo, la motivazione è presto spiegata del perché non viene fornita di base, se nella casa Zaffiro, locata dai signori, che ha nove posti letto dovessimo fornire la biancheria gratuitamente, nelle locazioni di due notti, una notte andrebbe per la biancheria, le nostre sono case complete e non camere, la differenza è tutta qua', può entrare una singola persona o otto persone, da qui la necessità di non includere alcun tipo di servizio a priori, ma solo su richiesta, come dice qualcuno anche con il massimo sforzo non si può mai fare tutto felici, noi, continuiamo a provarci e qualche volta ci riusciamo e qualche volta no, ma non ci arrendiamo, grazie comunque a tutti

We stayed in the Ametista apartment with four people. The apartment was clean and functional. The spaces were well divided and organized. The apartment has dishes, a dishwasher, and good internet connection. The apartment has a terrace overlooking the Valnerina and the village of Ferentillo. The apartment, as well as the entire village in which it is located, has been masterfully renovated by Paolo, who together with Catia manages the place. In the well-kept village, there are common areas for guests to use, such as a barbecue area, a large panoramic terrace, and a swimming pool. Furthermore, from Le Rocche, you can enjoy a privileged view of a picturesque valley, with fields crossed by the river and mountains all around. Catia and Paolo are very pleasant, friendly, and helpful people. Communication was quick and effective. Utilities are not included in the apartment price, so you can actively influence the total price of the stay by deciding how much energy to consume. Quality/price ratio definitely in favor of quality. Recommended! We will come back to visit you.

We had a wonderful experience at Residence Le Rocche Valnerina. The atmosphere was richly medieval, but with artistically realized modern appointments. The view and facilities were spectacular. Paolo and Katia were extremely hospitable. We will be back in about a month.

I have enjoyed the hospitality of Paolo at his residence and I must say it was a wonderful stay. The location of Le Rocche, situated on a raised point compared to Ferentillo, allows you to enjoy an exceptional and breathtaking view. The premises are comfortable, clean, and well-maintained, as well as equipped with all the necessary comforts for a pleasant stay. It is worth adding that the town of Ferentillo is relatively close to all the most beautiful places to visit, starting with the Marmore waterfalls. Furthermore, the owner Paolo was very kind, also providing us with valuable information on the places to visit and the best and most affordable restaurants in the area. What can I say, full satisfaction, an experience to be repeated.

Wonderful place, compliments to the manager Paolo who keeps the structure in perfect condition without overlooking any detail. The view is more than spectacular from various points of the rocca, each accommodation is equipped with all comforts and has its own private space. Siamo rimasti solo un fine settimana, ma è stato sufficiente per apprezzare questo luogo incantevole. Fin da subito, oltre alla bellezza del panorama, arriva la passione che i proprietari mettono nel loro lavoro, la loro accoglienza ti fa sentire a casa. L'appartamento che avevamo noi, grande, pulito e funzionale. La zona circostante attrezzata con tutto quello che serve per godersi una grigliata, piuttosto che un bagno in piscina o un po' di relax nel terrazzo "paronamico". Spero davvero di tornare, per apprezzare ancora di più la struttura e quello che offre la zona circostante.

Abbiamo trovato una famiglia in un posto bellissimo. Appartamenti nuovissimi, dotati di ogni comfort, addirittura la lavastoviglie.
